County to hold public meeting Aug 22

EL DORADO HILLS – The El Dorado County Planning and Building Department has released a Draft Environmental Impact Report (DEIR) for the Town and Country Village El Dorado Project. The DEIR, which is prepared in accordance with the California Environmental Quality Act (CEQA), is available for public and agency review through September 9, according to county officials.

The Town and Country Village El Dorado Project, located approximately 500 feet north of U.S. Highway 50 and east of Bass Lake Road. The site is situated within the Bass Lake Hills Specific Plan area, with portions located in both the Community and Rural Regions of the El Dorado County General Plan.

The proposed development includes two primary areas. The Project Development Area, covering 30.3 acres, plans to build two hotels, retail spaces, two restaurants, a museum, an event center, 56 residential cottages for employee housing, and an additional 56 residential cottages for rental. The Program Study Area, encompassing 30.2 acres, may include future development such as hotels, medical facilities, senior housing, and townhomes, though this development is not currently proposed.

The DEIR identifies potential significant impacts related to various environmental factors, including aesthetics, air quality, greenhouse gas emissions, biological resources, and others. The report also outlines that the project would necessitate a range of approvals, including a General Plan Amendment, rezone, and conditional use permits.

A public meeting to discuss the DEIR and address general questions about the environmental review process will be held on August 22 from 5:30 p.m. to 7:30 p.m.
