As any CoJo Nation fan knows “Dear Rodeo”, it’s that time of year again. Make your plans to attend one of America’s favorite pastimes and patriotic events, right here in Folsom! For approximately 60 years, Folsom has hosted the Folsom Rodeo over the July 4th holiday. It’s a fun time to forget your troubles and spend some time in the community just enjoying the entertainment, music and comraderie, similar of times gone by. 

Stop by and visit me on July 3rd. I’ll be there doing volunteer work along with the other dedicated volunteers that are so important to the success of the Folsom Rodeo. There are approximately 100 volunteers each day and I’m proud to be working with the Folsom Lake Kiwanis to help work the booth that sells beer, soda, water and hard liquor. How did I get so lucky to be on beverage duty? Charlayne Bowman is the President of the local Kiwanis, a non-profit that supports various programs in the community, like the food bank, after-school programs and other non-profits. So for me, I get to help, volunteer in the community and be entertained all at the same time! 

The Rodeo weekend is non-stop fun. Of course, there’s the bulls and bronc, but on June 30, the Ride Into Music Festival opens with the Folsom Pro Rodeo Band, Moonshine Crazy. Only to be followed by other popular artists, Canaan Smith and Tyler Rich with Chris Lane headlining the night’s music. While at the Rodeo, I’m sure you’ll think of your favorites, like tunes from Cody Johnson, Waylon Jennings & Luke Combs along with my favorites from Brothers Osborne. 

Meanwhile, I’ll probably be out there selling water and beer while all the fun is going on. The Painted Ladies are performing again and showing off their horsemanship skills for more than 20 years. You gotta see them.  The always popular Mutton Busting is really fun as brave cowboys and cowgirls that are five- and six-years old test their sheep-riding skills. 

And which young lady will be crowned Miss Folsom Pro Rodeo Queen?  And enjoy the celebration as fireworks that can be seen from afar to end the night’s festivities.

Fireworks can be one way to describe the local residential real estate market as we head into the 2nd half of 2023. Time always seems to fly by. I don’t know about you, but this year seems to be going extra fast. Through May of 2023, the numbers are daunting compared to the same period in 2022 in both El Dorado Hills (EDH) and Folsom. The number are down significantly across both communities. In EDH, only 208 homes sold through May, down more than 33%, while Folsom with 244 homes sold is down closer to 40%. So with volume down, prices are too. In EDH, the average sold price in 2023 is over $1.1m, down $50,000 compared to same period in 2022. Folsom follows suit and then some with average sold price of just over $744,000, down over $100,000 compared to same period in 2022. The change in median price of homes sold is also significant. In EDH, the median through May 2023 is $873,500, down over $100,000 from same period in 2022 while Folsom’s median sold price is almost $711,000, down almost $90,000 from last year in same period. More fireworks are exploding as both EDH and Folsom had percentage of Sales Price to List Price of approximately 103%, yet both are just under 99% through May 2023.
