In case you haven’t noticed, it’s been hot here lately. It feels like it’s been Phoenix hot. To me, I think of Phoenix as being way over 100 degrees, closer to 110 degrees in the day and in the 90s at night and in the morning. The reality is that the average temperature in August in Phoenix is around 103 degrees as a high and 81 degrees as a low.

That’s what it has felt like around here in recent weeks. In Folsom, the reported average high is 93 degrees and the low is 60 degrees. I think we’d all agree that it has felt much warmer throughout recent days and nights this summer. 

Do you like the heat? Or do you hate the heat and crave those cooler winter months? In my unofficial poll — you know, the poll where you ask someone what’s their favorite time of year — I think Fall is the hands-down winner. It’s coming. But today is today and for the immediate future, we’ll continue to have our hot days. 

How do you like to handle the heat? Do you prefer to escape it or embrace it? Is it “get me outta here” or “If you can’t beat them, join them”.  

Me? I like the heat. In this area, there’s just so many ways to “join them” to “beat the heat”. If you don’t have a pool, or a good friend that has invited you to use theirs, El Dorado Hills Community Services District (EDH CSD) pool and Steve Miklos Aquatic Center at Lembi Park in Folsom provide fun alternatives. In fact, I’ll bet your pool at home doesn’t include lap lanes, diving boards and play structures! 

With Folsom Lake and Lake Natoma right in our own backyard, you can literally, go jump in the Lake. There, cooling off can be as simple as wading, as adventurous as water skiing, or as peaceful as stand-up paddleboarding, kayaking and fishing. 

There are many ways to escape the heat. Many prefer to leave town and make a weekend of it. Common choices are to head either to the coastal areas of the Bay Area or to the mountainous areas and lakes. Whether it’s Lake Tahoe or one of many of the stunningly beautiful lakes like Fallen Leaf Lake, outdoor hiking, camping and other activities is a great way to escape the heat and still enjoy our special area. 

You can escape the heat without leaving town too. Relax in a nice cool theater in a reclining chair taking in the latest movie that you’ve been wanting to see. El Dorado Hills and Folsom offer lots of screens to find just the right film. Head to the Palladio in Folsom. What an amazing center to beat the heat. Yes, there’s a theater there and so much more. Explore a land and sea adventure to see a wide variety of animals. You can even meet a sloth. There are restaurants with a zillion food themes to choose from to re-energize. Need to escape for a while? At Dave and Busters, get lost in the fun of playing games. You can really escape and play virtual reality games, all in the nice confines of air-conditioning. Tired? Rejuvenate with a body massage or a mind, body and spirit ritual. Or if you’re one of those, then maybe shopping therapy may be just the thing for you. From books to garage organizers and specialty clothing stores, there’s a whole world to explore. You might even forget about the heat. 

It’s this lifestyle that makes our region so special. And I only touched on a handful of things to do. Let me know what you enjoy doing here. And these unique and special activities really contribute to making this area so desirable. As a result, home prices remain strong. 

Folsom Residential Real Estate is very strong through July 2024. Compared to Year-To-Date number in 2023, many averages are up. The price of a home sold is up almost 10% to over $834,000 while the Sales price to List Price ratio went from just over 99% to just over 100%. The number of homes sold is up almost 15% as 421 homes have sold in Folsom. But for just July 2024 compared to July 2023, new listings were up 15% to 97 while the number of homes for sale increased 30% to 153. The larger increase in homes for sale may indicate more inventory is available but demand is still present as more homes have sold Year-To-Date. El Dorado Hills tells a slightly different story when comparing the same time periods.

In Year-To-Date comparisons, Sold prices increase ever so slightly to just over $1.1 million. Sales Price to List price ratio and number of homes sold remains relatively flat at just over 99% and 332, respectively.
But comparing only July 2024 to July 2023, new listings were down approximately 5% to just 79, while number of homes for sale jumped approximately 25% to 187. As a result, while these two markets tend to be in fairly close lockstep with their statistics, this can represent a differing market activity. If you have questions about this data or other regions, just contact me.
