March is known to come in like a lion and out like a lamb. And with that, spring is in the air. At the time of this writing, the weather is absolutely amazing. The high today is expected to break 80, which I think it’s safe to say we haven’t seen yet this year, just like my golf game! And when the weather gets like this, it’s just so invigorating. The trees sprout new leaves, flowers bloom, and the air is so crisp and clear. It makes everything feel fresh, new, and full of energy.

I’ve noticed that when the weather turns warm, people start coming out like bears waking from hibernation. Neighborhoods are livelier with people pushing baby strollers, out jogging, walking dogs, and riding bikes. The dog parks seem more crowded, full of happy pups stretching their legs after months of rain and cold or just enjoying the sun drenched lawn. Our favorite ice cream shop in Folsom will certainly be more crowded, with families lining up for that first taste of spring. My wife calls this “Goldilocks weather”—not too hot, not too cold, but juuust right! It’s the kind of weather that makes you want to open every window in the house and soak in the fresh air.

But if there’s one thing we know about this time of year, it’s that Mother Nature loves to keep us on our toes and change is on the way. Just a week ago, we were bundled up in layers, playing bocce in El Dorado Hills, our breath visible in the cold air. Now, it’s shorts, t-shirts, and sunglasses. But don’t be fooled—later this week, the forecast calls for a high of 58 degrees and rain. It’s that typical unpredictable early spring weather. One day, you’re basking in the sun; the next, you’re reaching for your raincoat. Don’t pack it away too soon. 

This variability is part of what makes this season so enjoyable. After months of dark, chilly days, the promise of spring brings a renewed sense of possibility. People start planning gardens, dusting off their hiking boots, and making summer travel plans. The local farmer’s markets will soon be in full swing, bursting with fresh produce, and outdoor festivals will occupy our weekends. It’s a time of transition, a bridge between the cozy comfort of winter and the long, sun-soaked days of summer.

For me, this is the perfect season for getting outside. Whether it’s my morning run or evening walk, grilling dinner on the patio, or simply sitting outside with a cup of tea and a book, there’s something about the fresh spring air that makes everything feel a little lighter. It’s also a time when communities come alive—parks, trails, and outdoor cafes fill with people eager to soak up the sun and shake off the winter blues.

So, while the warm weather is here, take advantage of it. Plant that garden, go on that hike, paddle that kayak, or simply take a moment to enjoy the beauty of nature waking up from its winter sleep. And when the inevitable cool spell rolls back in, just remember—it’s all part of the season’s charm. Spring is a time of renewal, of fresh starts, and of appreciating the little things. So, get outside and enjoy it while it lasts!

I love the sun so I am definitely enjoying this weather as I sit on my patio and provide updated local real estate details. While El Dorado Hills (EDH) and Folsom real estate seem to consistently follow similar trends there are marked differences through February 2025 when compared to the same period in 2024. In EDH, the average price of a home sold is up over 7% in 2025, while in Folsom the average price of a home sold is down closer to 15 percent.

Both markets show an increase in 2025 in number of homes for sale and number of new listings. In EDH, there are more than 15% more homes for sale and new listings are up over 25 percent. Folsom has experienced over 20% more homes for sale but new listings are only up approximately ten percent. In both markets, homes are selling at an average of just about one percent under list price and taking approximately 45 days to sell. With more homes expected to come on the market, and buyer activity indicators are up, it should be a very exciting spring.
